A second 11-acre parcel fetched ₹141.5 crore per acre, bringing total proceeds from the two auctions to approximately ₹3,135 crore for the state government. The Telangana State Industrial Infrastructure Corporation (TGIIC) conducted the e-auctions with transaction support from MSTC and JLL India, drawing participation from top national developers and corporations.
According to officials, the record per-acre price underscores strong investor confidence in Hyderabad’s long-term growth, backed by excellent connectivity to HITEC City, the Outer Ring Road, and the airport, as well as multi-purpose land use and unlimited FSI at Knowledge City. The previous city record stood at ₹100.75 crore per acre in Kokapet’s Neopolis layout (2022), and in 2017, Raidurg parcels fetched ₹42.59 crore per acre—highlighting a dramatic rise in valuations over the last decade.
Sources indicated the 7.67-acre plot was won by MSN Realty, while the 11-acre parcel drew a winning bid near ₹1,556.5 crore. Officials noted that the auction will also generate additional revenue via stamp duty and registration and is expected to catalyze further auctions in Hyderabad’s western corridor, reinforcing the city’s status as a premier national investment hub.
